<h2 id="design-principles">Design principles</h2>
<p>The house was designed keeping 4 ideas in mind.</p>
<p>
1. <b>Calming</b>: Bombay is claustrophobic and just too in your face with extensive sound and visual pollution (billboards). We wanted home to be it's opposite - low on visual impact, high on natural light and silent.
</p>
<p>
2. <b>Functional</b>: Each space in the house is purpose designed for activities that we spend most of our time doing - long conversations with friends and family, reading books, working on laptops, relaxing, cooking and sharing meals.
</p>
<p>
3. <b>Efficient</b>: As a working couple with a 2-year-old, when at home, we want to spend most of our time with our child instead of cleaning and organizing the house. The house is designed for efficiency in day to day housekeeping ops.
</p>
<p>
4. <b>Indic</b>: The furniture, art and wall hangings are intricately designed, earthy pieces.
</p>
<p>Also tried maintaining the <a href="https://www.youtube.com/watch?v=QmHLYhxYVjA" target="_blank">Wabi Sabi</a> of the place by leaving behind few cracks in the flooring.</p>

<p><a href="https://en.wikipedia.org/wiki/Juhu" target="_blank">Juhu</a> is one of Mumbai's upmarket, family friendly neighbourhood. The location is 5 minutes walking distance from the beach. </p>

<p>
The living room is primarily designed as a space to host friends and family for long conversations. There are two sofas that face each other while conversing.

<p>With Netflix, Youtube and Amazon Prime, TV is no more a need in modern households. Hence, we completely did away with the TV.</p>

<p>We created a small, near sound proof balcony within the hall. This is the space where one spend time with oneself reading and staring outside the window.</p>

<p>The agreement will be offline registered with the Government. The registration fee will be split between the parties.</p>
<p>Period</p>

</li>
<li>Lock-in period: 12 month

<li>Notice period: 2 month

<p>Rent</p>

<li>Rent Amount: Rs. 90k (Reduced from 1L)

<li>Rent to be paid every 2nd of each month

<li>Annual increment of 7%

<li>Last few months rent cannot be deducted from deposit

<p>Security Deposit</p>

<li>Deposit Amount: Rs. 3.5L (Reduced from 5L)

<li>Security deposit is cut in following cases:
<ul>
<li>There are no damages and breakages but there is wear and tear that is
visible on the walls and furniture. In such a case, typically Rs. 30,000
(Rupees Thirty Thousand Only), will be deducted from deposit.</li>
<li>If the lessee shall vacate the said premises before 12 months
lock-in-period then the security deposit will be forfeited by the Lessor.</li>
<li>If the Lessee leaves without giving notice period, then that many month’s
rent is deducted from the security deposit.</li></ul>
</li>
</ul>
<p>What's included</p>
<ul>
<li>The living room consists of one AC, one circular dining table with six
chairs, two sofas, coffee table, side table next to sofa, two fans, one shoe
rack, one small cupboard.</li>
<li>The balcony in the living room has two sofas and a small coffee table.</li>
<li>The passage area has a marble Krishna idol, a iron bell, two copper pots,
one large water vessel and one small cupboard on which is placed a 200 kilo panch dhatu (5 metal) Ganesh idol (can be removed at any point of time).</li>
<li>The common washroom has a geyser, shower, basin, pot. The washroom has clear dry and wet area.</li>
<li>The guest room has a bed, three wardrobes, one study table and one chair, one AC, a dressing mirror, dressing table, dressing chair and curtains.</li>
<li>The master bedroom has one wardrobe, one bed, one AC, one TV table, two side tables, one dressing table, one dressing mirror and one dressing chair and curtains.</li>
<li>The master washroom has a geyser, shower, basin, pot. The washroom has clear dry and wet area.</li>
<li>The kitchen has a fridge, water purifier, stove, washing machine, microwave and exhaust fan.</li>
<li>Our maid Rohini will come to maintain the furniture, washroom fixtures, and antiques twice a week. You agree not to give any personal cleaning work to her. You agree to give her entry into the house twice a week for cleaning. We can cancel this at any time.</li>
