[4.4] Update installation instructions and set is_latest_release to false

With the release of version 4.5, we need to update the installation instructions in the 4.4 branch to install version 4.4.5 instead of the latest available version.

Additionally, we need to set the is_latest_release variable to false. This ensures the version selector works correctly.

We have introduced new variables so that the product version is automatically set if is_latest_release is set to false.

I'll close this issue with these changes. The is_latest_release variable will be set to false in the 4.4 branch as part of the 4.5 release process.
